Grand Haven, MI (WGHN) – Grand Haven City Council has approved a revised Brownfield tax incentive package for the proposed Flatiron Building in Centertown, clearing the way for the mixed-use redevelopment to move forward.
The council voted 3-0 Monday night in favor of the request after developer Capstone Companies returned with additional public benefits following the proposal’s rejection earlier this month.
The Grand Haven Tribune says the updated plan includes new benches, bicycle racks and three informational kiosks in the surrounding area. Those additions were enough to gain the support of Councilmember Mike Fritz, who had previously asked for more community benefits.
The approval allows Capstone Companies to receive up to $687,182 in Brownfield tax increment financing over 15 years to help redevelop the blighted property. An additional four years of tax capture, worth up to $258,541, will support the city’s Local Brownfield Revolving Fund.
The estimated $3.9 million project would replace the existing one-story commercial building at Seventh Street and Washington Avenue with a three-story mixed-use development featuring five condominium units, first-floor commercial space and structured parking. City officials said the project has been reviewed by the building official and fire marshal, with no concerns identified. The developer also said discussions with the railroad have not raised any issues related to the project.
During public comment, one resident voiced concerns about hazardous materials transported on the railroad tracks behind the site and asked the city to complete a formal safety analysis.
Councilman Mike Dora:
If constructed, the Flatiron Building is expected to bring new housing, retail space and public improvements to Grand Haven’s Centertown neighborhood.
